Helene and Hurricane Milton, which caused significant flooding in the greater
St. Pete area, Sarasota, and up the coast toward Cedar Key. Many friends and
family were affected by this devastating storm, with some homes experiencing
water damage ranging from two inches to four feet.

Understanding Commissions
You may have heard about the Sitzer Burnett class action settlement regarding
real estate commissions, which went into effect in August 2023. Typically,
buyer’s agents request a commission of 2.5% to 3%. However, when selling a
water-damaged home “as-is” or vacant land, the dynamics are different.
Most buyers for these properties are investors, not end-users. Investors often don’t use buyer’s agents, and even if they do, they’re less concerned about commissions. This allows you to sell your home with a total commission of just 1.5%.
That said, some offers may still request a buyer’s agent commission, and you may need to consider paying it. However, I recommend listing your home at your desired price (your “walk number”) with no wiggle room. The market for damaged properties is competitive, and buyers won’t pay a premium since there are many options available.
